Investment Philosophy

OCP’s real estate investment philosophy is to minimize risk and achieve superior returns by focusing on properties generating strong cash flow and adding value through renovations, improved operations and expert management.

In addition to its own projects, OCP invests in real estate through Joint Venture partnerships with proven Sponsors that have specific expertise in the asset type and geography and who share our core values and investment philosophy. Under the Joint Venture structure, OCP requires a control stake, with the Sponsor managing the day-to-day operations of the property subject to OCP’s approval for major decisions.

 

Criteria

Equity Check:  $5 to 30 million
Total Project Size:  $25 to 150 million
Property Types:  Multifamily / Hospitality / Retail / Office / Industrial
Geographic Preference:  Open to all geographies in the United States, in primary and secondary markets that have strong underlying fundamentals for future stability and growth
Deal Types:  Core plus / value-add / development
